Site Inspections: Everything You Need To Know

Early on in the Swanbuild process, we travel to your property for a site inspection to confirm we can deliver your brand-new home to your site with minimal headaches. In this blog, we break down exactly what's involved in a site inspection, why we need to conduct them so early in the process, and what preparations you can make to ensure the process runs smoothly.  

Why We Conduct A Site Inspection

One of the biggest challenges in delivering your new home is access. So a site inspection is our first chance to examine the roads leading to your property, as well as look out for any overhanging trees or powerlines, which may require us to find an alternate path onto your land. We also determine, based on your site's location and slope, whether the home can be taken off the truck with or without an additional crane. While your access may normally fit a large truck, it's important to remember that your home will be in modules up to 5.5m wide, so it's crucial that we can easily access it without roadblocks or hazards.

During a site inspection, we also measure the site for title boundaries, which is used for council approvals, and we inspect your site's slope to determine whether your home can be installed on a cut-and-fill foundation or needs to be mounted on elevated stumps.

It’s also an exciting time in your home build journey, as we use this opportunity to mark out your home on your site, so you can get a better feel for the size and orientation. It allows you to start to see how your new home will sit on your site, and the views you’ll get from different parts of the home.

 


Before A Site Inspection

We encourage you to think about your preferred location for your home. We will work with you to find the optimal orientation that not only gets the best views but takes advantage of the sun's path to maximise natural light. When we conduct the inspection, we can make any necessary adjustments to the positioning of your home that my abe required.

We also suggest mowing any long grass so our team can easily walk through the site to take measurements and avoid any nasty surprises that may be lurking in the grass (we once had a near miss with a cheeky grass snake).

Before the site inspection, we also ask you to send through detailed photos of your site and, if possible, an estimated angle for any sloped sites so we can provide the best options for your new home.

 

 

After a Site Inspection

Once we’ve got all the measurements we need, assessed all the access points and found the best position for your home, we then continue to work with you to make sure that your home is exactly how you want it.

We’ll draw up plans and note any special requirements, so you’ll have full confidence that your new home is right. These plans will also help you see how the floor plan of your home works on your site, and where each room will be located. After your site inspection, we’ll make initial council enquiries to see if any other special requirements are needed, before drawing up your full site & construction plan.
