Understanding Each Stage Of The Swanbuild Construction Process

We often discuss the benefits of our modular home-building process and how it can help you achieve your dream home more quickly. Still, it might be time for a more detailed peek behind the curtain to break down what happens at every stage of construction, so you know exactly how your new home is being built. 

Once you've chosen your design and worked with our Colours & Selections consultant to personalise your home, the project moves to our factory where we begin to put it together.
Read below for a comprehensive guide explaining every stage of construction and learn how your home payments are divided at each step to keep the project moving.

Stage 1: Building The Chassis 

This is where your new house starts its journey. After your local council has approved your plans and contracts have been signed, your first 5% payment is made so that construction can begin. Our expert welders start by building the strongback chassis, which acts as the base for your home to be built on. Once the chassis has been completed, your home then moves onto the next stage once the next progress payment of 10% is made (minus your $15k Part Deposit Agreement payment).

Stage 2: Framing stage

The framing stage is where your home literally starts to take shape. From just the flat chassis, we add your home's underfloor, insulation, and flooring, then frame up the walls and trusses, and pitch the roof. After the framing stage, the next 20% progress payment is made.

Stage 3: Lock-up stage

At this stage, we add a little meat to the bones of your home as everything begins to come together. Windows and external doors are installed, internal wall insulation, exterior cladding, verandahs, and alfresco areas are constructed. Once your home is at lock-up, a payment of 30% is made.

Stage 4: Interior Prep

Interior prep is one of the final stages within the Swanbuild factory. Our team gets busy adding the internal linings to your walls and ceilings, architraves, skirting and cornices. For the flooring, we add waterproofing, tiling, and wooden floorboards. Storage is also added at this stage as we install your home's kitchen, laundry, and bathroom cupboards, as well as the built-in and walk-in robes. Next is window dressing, literally, as we install the blinds and window coverings. At this stage, the electrical and plumbing fixtures and fittings are also completed.

Stage 5: Transport

One of the most exciting stages as we get closer to completing your home. Your home is split apart into smaller modules and prepared to hit the road and make its way to your site. We work with specialised transport partners to ensure the smooth sailing of your dream home from one of our factories to your fully prepared site. Prior to leaving the factory, another 30% payment is made towards the total amount of your contract price.

Stage 6: Onsite

While every stage of the home-building journey with Swanbuild is exciting, once your home is installed on your land, it really is the final stretch. This is when, we put the modules back together and add the final touches. Carpets are laid, floors are polished, and the final paint job is applied. This is also the stage when your site's connections are put into place by your own tradespeople, which Swanbuild will coordinate and manage. 

Keeping up to date during the build

To keep our excited clients up to date with every stage, as it happens, Swanbuild clients have access to our unique customer portal, Buildertrend. This portal allows you to see regular photo updates and get information on exactly which stage your new home is up to. Our Swanbuild team is also always on hand to answer any questions you may have about the process. 

The Final Stage

Once you've been handed your keys and all the finishing details are complete, your dream home is finally a reality, with the final balance payment to be made. After this stage, we will still be here for you. In the unlikely event of any issues, your home has a six-month maintenance warranty, which covers any minor adjustments your home may require as it settles into place.
