While many people are looking to build their new home in the country surrounded by lots of space, others prefer to stay closer to their current location, or have a smaller town block or semi-rural site where they want to build – to be close to family, their favourite town or even for their first home.

Swanbuild has many different home designs of all shapes and sizes to suit almost any site, whether you are building in the Victorian countryside or in a suburb, on a large open site or narrow lot – we’ve got a design that will work. Not only that, but all our plans are fully customisable, so not only can we help you make the most of your space, but also design a layout that suits your lifestyle needs too!

When building rurally in a wide-open site can mean plenty of room for access, when you want to build your dream home in a town site or smaller lot there are a few more things to think about to make sure that you can still get the home you want in the location you love.

Access Roads
While this is something to look out for in any build regardless of the location, in a town or semi rural setting access roads to the site can be an extra challenge. We will work with you to make sure that there is adequate access to your site when delivering your home, making sure we have the space to get any transport vehicles and equipment to the site to enable us to deliver your new home safely and efficiently.

Bridges/other obstacles
Often access to the site itself may be fine, but the routes leading there can pose issues. Are there any low or narrow bridges on the way? Are there narrow and winding roads? Is there another obstacle that could cause a problem in getting trucks to your site? It is good to be aware of these potential problems and if there are any alternative transport routes that we can use to overcome them

Overhead Restrictions
When delivering homes to more built-up areas, another obstacle we have to be aware of anything that may be overhead such as powerlines, trees or other close buildings – if a crane is needed to place the modules of your home onto the site, we need to make sure that we have space above to extend and lift your home.

Home Delivery

Although there are a few more things to be aware of when building on your town site, don’t let this put you off! At Swanbuild, we will be with you from the very start to make sure that we will be able to deliver you the home you’ve always wanted. Our team can make suggestions on designs that will suit the size of your site, and work with you to tailor everything from the layout to the orientation of your home. We can help make design tweaks and additions to the plans so that your home will be bespoke to your site and maximise the land and location you have. Everything is measured and planned before we begin building, so we know that we can deliver exactly what is needed. Our precision, factory-built construction methods also mean that we can stick to incredibly accurate dimensions, so there will be no surprises when your home arrives on site.

We then will divide your home into modules that are loaded onto trucks ready for transportation to your site. We’ll have planned the best route that avoids any of the obstacles we’ve mentioned and then the exciting process of delivering your home to your site begins! We typically require approximately 4.5m of access to get our trucks close enough to the site, and in particular cases we can use a crane where necessary to carefully lift each module into position before making all the finishing touches once everything is in place, ready for you to move into your dream home!

The Avoca
A charming house that offers country stylings and features everything you need for an inviting and comfortable home.

This includes 3 spacious bedrooms, 2 bathrooms (including an ensuite), independent study and much more, making it perfect for families.

The Jackson 1
This home includes 2 bedrooms, with the master bedroom offering a generous-sized walk-in robe, plus a 3rd bedroom or study.

The standard design features one bathroom, along with a built-in linen closet. A full-sized laundry room offers plenty of space and room for additional storage. A large kitchen, dining and open living area finish off this home.

The Flinders
Featuring an open floor plan that marries the kitchen and dining area with the main family room, as well as four generously sized bedrooms.

And if the main living area and alfresco deck don’t provide enough space to entertain friends and family, there is also an additional living room across the hall from the master bedroom.
