At Swanbuild, we've been building homes since 1975, and in that time, we've heard our fair share of questions about modular homes and busted many common myths.
Building a new home can be complex, and keeping the home-building journey simple and straightforward is one of our key promises, and it’s made possible by our 12-step process. Keep reading as we bust the 5 most common myths we've heard about modular homes and learn why choosing to build with Swanbuild is the smart choice for your site, your budget and your future.

No. While prefabricated homes come in many shapes and forms, like Kit homes, which are delivered in pieces to be assembled on-site, a modular home from Swanbuild is constructed almost to completion offsite, before it's divided into modules and delivered to your site for installation. With Swanbuild, we manage the entire process, including transport and the few site preparations required before delivery day, so your home can be installed, and finishing touches can be made to get your home ready for handover.

Consider this myth well and truly busted. In fact, building a modular home means greater precision and accuracy than a traditionally built home. Our modular homes are constructed in our custom-built factory by our team of construction professionals. This factory-based build means we have greater control over the environment, materials, timeline and the entire process, so there's no cutting corners or weather issues that can delay a traditional build. Not only will your home be built as strong as a conventional home, but it will be built much faster. Currently, we can deliver homes within 6-9 months of you signing your contract.

This one is a common myth we get a lot. Many clients believe that by choosing modular, they will be hemmed in by a limited choice of designs that won't suit their lifestyle. Guess again! At Swanbuild, we have over 85 stunning home designs to suit every type of homeowner, from first-time buyers just getting on the property ladder, to established families looking for their forever home to make memories in, to retirees looking for the perfect downsizer.
When it comes to styles and exteriors, our collection includes classic country styles with features like gabled roofs, weatherboard facades, and wrap-around verandahs, as well as sleek contemporary designs with modern flair, such as split skillion roofs, vertical cladding, and large-format windows and doors. But that's just the exterior; for the interior, we offer three distinct inclusion packages that allow for even more tailored options.
The Simply Home package, made to deliver you a home on a fast timeframe for the budget-savvy builder; the Life Made package, crafted to offer added tailoring options for your home; or the Sustainable Home package, with a customisable layout and improved energy efficiency. There are almost endless ways to make your home suit your lifestyle. Check out our home design range and find the best one for your needs.

Many clients come to us unsure if they can choose a modular home that suits their unique piece of land. Whether that's a hard-to-access site or a steeply sloping block, many potential home builders think a traditional build is the only way to go. This is one myth we are only too pleased to bust. In fact, choosing to build a modular home is often cheaper and easier than negotiating the constant travel of trades to your site and the logistics of heavy machinery required by a traditional build. For our hard-to-reach sites, once the preparations are complete and your concrete-poured footings are in place, we only need 1 day of access with machinery as we deliver your modules to the site for final installation.
This is a myth we have recently been able to bust in a big way. Previously, for home builders, loans were structured so that funds were released at specific stages of the home's on-site completion. For modular construction customers, this has presented challenges, as their homes are almost entirely built offsite. That was all until earlier this year, when Commbank, the first of the big 4 banks in Australia, released new loans specifically for modular construction. Their new financing option means that Swanbuild customers (because we are a recognised CommBank Assessed Manufacturer) can now access 80% of the build contract price while the home is being built offsite.
