Prospective clients want to know how it works, how long it will take, and the main differences between modular and traditional builds. We've consulted our expert New Home Consultants team to compile a list of the most common questions we receive from new clients so we can answer them for you.

I like your plans but have my own ideas for changes I want to make. Is that possible?
If you select our Life Made or Sustainable Living packages, all our plans can be built exactly as they are or used as a starting point for you to customise as you need. And if you have your very own dream home in your head, we can work with you to make it a reality. Our team of drafts people can ensure that any customisations or new designs you have can be translated into a functioning, liveable home that can be constructed and delivered via our modular process. 


What comes included as standard in your homes?
We have recently launched three levels of inclusion packages: Simply Home, Life Made, and Sustainable Living. Each package offers a range of styles, designs and inclusions tailored to your needs, values and lifestyle.

The Simply Home Package provides you with all the basics to get into your home quickly, with a budget-conscious priority. The homes include all the basics you need, with room for you to get hands-on and save some money by completing some of the less essential elements yourself like flooring and window coverings. 

The Life Made Package allows you to customise almost any aspect of your home to suit your needs. Packed full of premium inclusions and with a long list of finishing options, you can tailor your design to match your lifestyle. 

And finally, the Sustainable Living Package includes all the premium inclusions that we offer and is designed to suit you and work with your land. You’ll also get other customised upgrades such as solar panels and additional insulation, giving your home NetZero status.

Are Swanbuild homes kit homes?
We get this question a lot and definitely understand the confusion. While both homes use off-site construction, they vary in price, delivery, and installation. Kit homes offer minimal customisation and come with a vast amount of work needed to construct the prefabricated pieces on your site into a home. Modular homes, by comparison, are almost fully complete within our factory and only require minimal installation to complete the job.


Do you include appliances like ovens and air conditioning, or do I have to buy them on my own?
Yes, if you select a Life Made or Sustainable Living package you might be surprised at how 'finished' your new home is. When you get the keys, the only thing you need to bring is your furniture. We procure and install all your home's main appliances, such as your hot water service, air conditioning, cooktop, oven, and range hood. How long will the whole process take?
One of the key benefits of modular construction is the efficient timeline, which our clients are most pleased to experience. Our controlled factory environment means that construction isn't susceptible to weather or other everyday delays affecting traditional build sites. Due to our streamlined process, we typically advise that your home will be ready to move into within a 6-9 month period from the beginning of the build.

What's not included in my new Swanbuild home?
This is actually a very important question, and there are a few significant reasons why some things are not included. While your Swanbuild home might have options to include a garage or carport, depending on the design, we do not complete driveways or gardens. Our minimal time on your property is part of our modular building process, which enables fast build times and locked-in pricing. Installation requires a number of trucks and machinery, so it is for this reason that driveways and gardens cannot be started until after we have completely installed the home. Much like the connections to utilities for your home, we encourage you to hire local trades for your driveway and garden work to keep costs down.
